Walmart is planning a large new distribution center near San Antonio, according to a Texas state filing.

A project registered on Oct. 28 with the Texas Department of Licensing and Regulation lists Wal-Mart Stores East LP of Bentonville, Arkansas, as the owner of a new distribution center at 3641 S. Santa Clara Road in Cibolo, in Guadalupe County.

What the filing shows

The project, named "Project Theo," is described as new construction:

  • Distribution center: 712,500 square feet
  • Connected office: 31,933 square feet
  • Total: 744,433 square feet
  • Estimated cost: $400 million
  • Start date: Feb. 1, 2027
  • Completion date: Aug. 1, 2029

The filing says the project is privately funded, on private land, for private use. The design firm is listed as ESI Group USA of Hartland, Wisconsin.

What it doesn't say

The registration is an accessibility filing that Texas requires for many building projects. It does not say what kind of freight the building will handle, how many dock doors or trailer spots it will have, or how many jobs it will bring. Walmart has not published those details.

Dates and costs on these filings are estimates and can change before construction starts.

Why carriers should watch

A building this size would add a major freight node in the San Antonio area. Construction is not scheduled to begin until early 2027, with completion listed for summer 2029, so any new trucking demand from the site is still several years away.
